The Definitive Signs It Is Time to Replace
1. Condensation or Fog Between Glass Panes
When you see moisture, haze, or a milky film between the two panes of a double-pane window, the hermetic seal around the insulated glass unit (IGU) has failed. This seal keeps the argon or air fill contained between the panes and prevents outside moisture from entering the gap. Once the seal breaks, the insulating gas escapes and humid air enters the cavity, condensing on the interior glass surfaces when temperatures shift.
A failed seal is not repairable in the traditional sense. The insulated glass unit can be replaced without replacing the entire window (called IGU-only replacement), which costs $150 to $400 per window. However, if the window is more than 15 years old, the frame hardware and weatherstripping are also nearing end of life, and replacing just the glass puts new glass in an aging frame. For windows older than 15 years with failed seals, full window replacement is the better long-term investment.
Note: condensation on the interior surface of the glass (the room side) is not a seal failure. It means the indoor humidity is high relative to the glass surface temperature, which is a ventilation or humidity control issue, not a window defect. Condensation on the exterior surface (the outside of the outer pane) is actually a sign that the window insulates well, because the outer pane stays cold enough to reach the outdoor dew point.
2. Visible Rot or Decay in the Frame
Wood window frames are susceptible to rot when paint or stain fails, exposing the wood to moisture. Rot typically starts at the sill (the horizontal bottom piece) and the lower corners of the side jambs, where water collects and sits. Test suspected areas by pressing a screwdriver or awl into the wood. Sound wood resists the probe firmly. Rotted wood crumbles, feels spongy, or lets the tool sink in easily.
Surface rot that extends less than 1/4 inch deep can sometimes be treated with wood hardener and epoxy filler, then repainted. This repair costs $50 to $150 per window and buys a few more years. Deep rot that has penetrated the frame's structural wood is not repairable because the frame can no longer hold the sash securely, maintain proper weatherstripping compression, or resist water intrusion. At that point, the frame must be replaced, which means full frame window replacement.
3. Persistent Drafts Around Closed Windows
If you feel cold air flowing around the edges of a closed, locked window, the weatherstripping has failed, the sash has warped, or the frame has shifted out of square. Hold a lit candle or incense stick near the window edges on a windy day. If the flame or smoke stream moves or flickers, air is leaking through.
Weatherstripping replacement is a low-cost repair ($10 to $40 per window in materials, $30 to $80 if you hire a handyman) that solves the problem in many cases. But if the sash has warped, the frame is out of square, or the gaps are caused by the house settling over decades, new weatherstripping will not fully seal the opening. Windows with structural drafting issues need replacement.
4. Difficulty Opening, Closing, or Locking
Windows that stick, jam, require excessive force to open, or will not lock properly are telling you that something has shifted. In double-hung windows, failed balance mechanisms cause the sash to fall or refuse to stay open, which is a $20 to $50 repair if the balances are a standard type. Painted-shut sashes can be freed by scoring the paint line with a utility knife, also an easy fix.
But sashes that are physically warped, frames that are out of square from house settling, and casement windows with stripped crank mechanisms all point to more fundamental issues. If you cannot lock a window securely, it is both an energy problem (air leaks through the imperfect seal) and a security problem. When hardware replacement and adjustment do not solve the operation issues, the window needs replacing.
5. Single-Pane Glass
If your home still has single-pane windows, there is no repair that makes them energy efficient. Single-pane glass has a U-factor around 1.0, meaning it provides virtually no insulation. Storm windows (either exterior or interior) can improve performance by creating a second air gap, but they add visual clutter, restrict ventilation, and still do not match the performance of a modern double-pane low-E window with a U-factor of 0.25 to 0.30.
Replacing single-pane windows with modern double-pane low-E units reduces window-related heat loss by 50% to 70% and typically saves $200 to $465 per year in energy costs for a typical home. This is the replacement scenario with the fastest payback period and the clearest financial justification.
6. Rising Energy Bills With No Other Explanation
Windows account for 25% to 30% of residential heating and cooling energy use, according to the Department of Energy. If your energy bills have increased steadily over recent years and your HVAC system is functioning normally, aging windows may be the culprit. This is especially likely if you notice that rooms with more or larger windows are consistently harder to heat or cool than interior rooms.
An energy audit ($150 to $400 for a professional audit with blower door testing and thermal imaging) can pinpoint exactly where your home is losing energy. Thermal imaging cameras reveal cold spots around window frames and glass surfaces that confirm whether windows are the primary issue or if other factors (attic insulation, air sealing, ductwork leaks) are contributing more.
7. Excessive Outside Noise
If you can clearly hear normal conversation, traffic, or neighborhood noise through closed windows, the glass, seals, or both are not performing adequately. Modern double-pane windows with low-E coatings achieve STC ratings of 30 to 34, which significantly reduces perceptible noise. Older single-pane or failed double-pane windows have STC ratings of 26 to 28, which block very little sound.
For homes near busy roads, airports, or commercial areas, upgrading to triple-pane windows (STC 36 to 40) or double-pane with a laminated outer pane (STC 35 to 38) makes a dramatic difference in interior comfort. This is one scenario where the noise reduction benefit alone justifies replacement even if the existing windows are otherwise functional.
The Repair vs Replace Decision Framework

Replace if the window has two or more of the signs listed above, the window is more than 20 years old, the frame is structurally compromised (deep rot, out of square, cracking), or the window is single-pane glass.
Repair if only one minor issue is present (a worn weatherstrip, a stiff balance, surface paint peeling), the window is less than 15 years old, the frame and glass are both in good condition, and the issue can be fixed for less than 30% of the replacement cost.
Get an expert opinion if you are not sure about the frame condition, you see signs of water damage around the window but cannot determine the source, or the window operates poorly but the cause is not obvious.
Condensation between panes, rotted frames, and persistent drafts are the three clearest signals that replacement is necessary. When a window has only one minor issue and is under 15 years old, repair is the smarter investment. When multiple problems stack up or the window is past 20 years, replacement delivers better value than repeated repairs.
